Tulsa Home Sellers – consider your showing instructions

Attention Tulsa Home Sellers – please consider your showing instructions during the time your Tulsa home for sale is on the market. In occupied properties, I suggest that showing instructions read “Call Seller to schedule showing, 1-hour notice preferred.” If you are living in your home, why should I call your Realtor to schedule a showing?

dirty dishes in sinkPlease note that the one-hour notice I recommend is preferred, but not mandatory. I ask my Tulsa home Sellers to accommodate all showings when possible – even if there are dirty dishes in the sink or beds not made.

I’ve recently been working with out-of-state Buyers, and we have been SHOCKED at the number of properties requiring 24-hour notice to show! We shop each day, then decide that evening what to look at the next day. That leaves a very short window for me to map properties and call to arrange times. I always TRY to call Tulsa Home Sellers the night before a showing, but that’s not always possible.

And please don’t require your Listing Realtor be present for showings unless there are just too many amenities that can’t be explained by signs or printed flyers. Buyers are often on a tight schedule to make a home selection, and it just doubles the complexity of scheduling if we have to oblige two Realtors’ busy calendar. We may use your powder bath, but we’re not going to steal anything.

My Buyers know that it’s difficult to keep your home “show ready” and have to run out with the pup for showings – and they know that because they just sold THEIR home! So, please don’t think we’re being impolite if we call last-minute to request a showing. My Buyers are still getting acclimated to Tulsa’s neighborhoods and they are embarking upon a half-million dollar investment – they obviously want to look at all possibilities before making a decision.

We can look past dirty dishes in the sink and don’t mind at all if your older pup wants to stay in the air conditioning with us. Just please let us see your Tulsa home for sale – and we might just BUY it!!!
