You may have heard the saying “you have to spend money to make money”. When it comes to selling your Tulsa home, this saying definitely springs to mind. But that does not mean that you must spend an arm and a leg to complete a sale. Add a little paint and polish (and some good home staging) and you just might nab yourself a buyer faster than you think.
The Importance of Home Staging
According to a 2021 Profile of Home Staging conducted by the National Association of REALTORS®, 52% of responding agents said that staging increased the value of a property by at least 1% and as much as 20% or more. They also reported that staged homes sat on the market for less time than unstaged homes. Decluttering, deep cleaning, removing pets while showing a home, and increasing curb appeal marked the top four most important actions to take when it comes to staging your home to sell.
How Much Does it Cost?
The cost of hiring a professional for your home staging depends on the size of your home. First, you receive the initial design consultation. After you agree to an overall design idea, you must pay a monthly fee for the design features added to each staged room. Usually, home stagers require a three-month contract at the very least. This may cost you $2,000 to $3,000 dollars when all is said and done. But it definitely helps to utilize a professional’s eye. And if it gets your home sold in a matter of days instead of weeks, the investment is well worth it.
Saving Money on Home Staging
Unfortunately, some Tulsa home sellers need to stick to a tight budget. You could use your own furniture and accessories to create a more “put-together” look for your Tulsa home. Maybe instead of hiring a pro for a full-on home staging, you hire them to give you a game plan on your home’s design. Sometimes, simply rearranging furniture and removing/changing accessories completely transforms a bland room into a knockout. Also, focus on the rooms that provide the most impact with buyers. According to the NAR’s 2021 Profile of Home Staging, these rooms include the living room, kitchen, primary bedroom, dining room, and primary bathroom. Finally, never underestimate the value of good old-fashioned elbow grease. A clean home impresses buyers most of all.
