After talking to three different Tulsa home Sellers, I find myself apologizing because their Tulsa home for sale is not worth what they paid for it and they will not recover the improvement made since their purchase. Ouch!
Yes, your neighbor who sold in duress brought down the value of your home! Realtors USE to say that your home is worth what someone is willing to pay. NOW, we say “your home is worth what someone is willing to pay AND the amount for which it will appraise.”
If someone is willing to pay MORE for your home than the comparable sales will support, they had better be cash buyers. No lending institution is going to allow a home Buyer to borrow more than the amount for which your home will appraise.
Don’t be upset with me – I would like very much to list your home. But overpriced homes and unrealistic expectations lead to a frustrating and disappointing home selling experience.
