Tulsa Realtors – Ask Tulsa Realtors about their Marketing Plan!
Tulsa Realtors are all independent contractors, and not all Tulsa Realtors have a plan to market your home. We each approach marketing your Tulsa home for sale in a different manner and you need to decide who has the approach that meets your goals and time frame.
Many Tulsa Realtors do not have a marketing plan because they rely on what “use to work” instead of adapting to how home buyers shop today. You need to interview and choose among Tulsa Realtors who understand the huge impact of the internet on the real estate industry and select one who embraces that technology.
In typical residential Tulsa real estate sales, move-in ready homes are selling for top dollar, while homes in “as is” condition or in disrepair are lingering on the market.
As soon as I figured this out working with Tulsa home Buyers in our ever-changing real estate climate, this Tulsa Realtor changed her marketing plan. As our inventory of homes continues to grow, home buyers are more discriminatory. Why pull the carpets and refinish the beautiful hardwoods underneath when it’s already done in the Tulsa home for sale down the street? Tulsa Realtors who tell you to do nothing to prepare your home for sale are either not working with home buyers or just don’t want to be the bearer of bad news.
This Tulsa Realtor includes a professional home-staging consultation with each listing, because I believe that staged homes sell faster and for more money. A home purchase is an emotional decision and one that is made within seconds of entering a home – it’s no different than a first date – you either get a great first impression or a bad one.
AND, professional photos are part of this Tulsa Realtor’s marketing plan. It does no good to stage and prepare your Tulsa home for sale if you are not going to showcase your home’s excellent features with professional photographs. We know 90%+ home buyers are shopping on the internet first – why would you NOT provide enticing and crisp photographs and a virtual tour?
Tulsa Realtors – Ask Tulsa Realtors about their Marketing Plan!
This Tulsa Realtor’s home selling strategy is simple, and I do not deviate, regardless of the price or location of the home.
- Prepare your Tulsa home for sale – fresh paint, new light fixtures, landscaping, etc. Stage to sell. Have professional photos taken and a virtual tour prepared.
- Price your home competitively and realistically.
- Market your Tulsa home for sale aggressively across the internet.
That’s this Tulsa Realtor’s marketing plan, and I don’t mind sharing it. Not all Tulsa Realtors will be honest about pricing your Tulsa home for sale and not all Sellers are willing to do the work up front that will yield the largest amount of money.
Select a Tulsa Realtor who has a Marketing plan to actually sell your Tulsa home for sale.

Lori you are spot on. I work with buyers all the time and the things they’ll dismiss a home for can seem trivial to a seller, but to the buyer it just too big a deal. Deferred maintenance items are a biggy. Carpets are a deal killer. Great post as usual.
