We continually stress to Tulsa home Sellers to make their home as accessible as possible when it’s listed for sale. Allow a showing with little notice, even if it means leaving dirty dishes in the sink – because you never know if you will get a second opportunity to have these Buyers view and consider your home.
Top of your checklist should be making sure the key to the front door works without jiggling or requiring the Realtor to use both hands and one of her client’s. You probably don’t enter through your front door often – you probably enter through the garage. So, test the key, and if your front door does not open easily, get a locksmith out there. In midtown Tulsa, we have some beautiful vintage doors with OLD locks that are difficult to open. Just cure the problem.
If you can avoid setting your security system, that’s my preference. But if you MUST set your alarm, make sure the code is in the Supra (Realtor) keybox as well as the MLS (multiple listing service) printout. Nothing will run off Buyers faster than a high-pitch alarm, and if we can’t get in touch with your Realtor immediately to get the code, we’re moving on to the next home.
Ask for one-hour notice to show if possible, but be clear that you are open to less notice. I like to word it, “one hour notice preferred.” If you get less notice than that, please just leave your home and accommodate the prospective Buyers. Although Realtors encourage Buyers to give US notice to properly map and schedule showings, there will be times that they just want to “add one more house” at the last minute. Don’t ask us to come back four hours later – we might just be your Buyer that writes an offer.
