Selling homes quickly and for top dollar is important to me and my Sellers – selling in few days on market and close to list price is our selling goal.
My home selling strategy is simple and effective. Prepare your home for market: clean, update and remove as many home buyer’s objections as possible. Most recently, I asked some home Sellers to pull carpet in three bedrooms to expose their beautiful hardwoods, paint a few rooms and generally de-clutter.
This Realtor believes that home staging is critical to home selling, so home staging services by Peggy Givens, owner of Staging Tulsa, is including in my listing services. Peggy has the ability to see a Seller’s home through a Buyer’s eyes. What will make the home more appealing? What features do we want to stand out to Buyers? Can we rearrange furniture and change a few fixtures to create a more welcome feeling for the Buyer? Peggy hits the nail on the head every time. Her services are critical to my selling strategy.
Next comes the fabulous photographer, Leslie Gregory, owner of Photography by Leslie. She wants to know which direction the house faces, as that will determine when she schedules her photo shoot. She is an excellent photographer and seems to accent all that the Sellers and Peggy have spent time to prepare. If the photos are not inviting, welcoming and stunning, Buyers won’t consider viewing our property for sale. BEGIN with excellent photos, and your home will have an offer after few days on market.
Next, the verbiage is written by me, and photos, descriptions and virtual tours are syndicated over the internet. First, all is uploaded to MLS, our Multiple Listing Service and of course to the upgraded listing service on realtor.com. Then a blog post to Active Rain which is syndicated to Facebook and Twitter, and the postlets entry is syndicated to Trulia, Zillow, Yahoo, Google and multiple other web sites where home buyers shop.
Of course, the Sellers and I have to agree from day one to price the home competitively.

And, as we go through the selling process, Sellers must be willing to accept and react to feedback – here is a great example of some amazing Sellers who did just that! As much as we strive to remove all possible objections from day one, there will be items we miss – reacting to feedback will reduce Sellers’ days on market and expedite the selling process.
Preparing your home to be move-in ready, stage your home to sell, prepare inviting and welcoming photos and virtual tours for syndication on the internet, price competitively and market aggressively – THIS is the strategy that will sell your home with few days on market and for a great price.
We include a Listing Sales book inside the property to answer any questions prospective Buyers or Realtors may have about the home. It includes a hand-written Questionnaire filled out by the Seller as to what they love most about their home, features they want prospective Buyers to notice, and more. Final and crucial member of my team is our closing coordinator, Jared Vazquez. Jared is the “detail guy” who makes sure we are on schedule and meeting deadlines.
