FSBOs happy to work with a Realtor – you just need to tell us that we’re welcome!
Today I received the 2nd e-mail this week from a FSBO (for sale by owner) who wanted to let me know that they were happy to work with a Realtor (indicating that they are willing to pay our selling commission if we bring a Buyer). I think I was just too busy to reply to the first “invitation,” but I did take time tonight to reply to the second one.
For those of you selling your home FSBO, please add a sign-rider that clearly says “Brokers Welcome.” I may not have a Buyer searching in your area or price range today, but I might three weeks from now. Add that same verbiage to your flyers. If you have an open house, please put that on a table tent next to your sign-in sheet, so if my Buyers stop by your open house, they won’t feel uncomfortable.
There is a huge misconception that Realtors dislike those Sellers who try to sell their home without the assistance of a Realtor. It is a little more difficult and requires more work, but our goal is to find our Tulsa home buyers the PERFECT home for their needs. If that happens to be YOUR home, I’m delighted to know that you are willing to work with a Realtor.

However, I’m not going to print out every solicitation I receive and add it to my already stuffed car that must be presentable to take Buyers out on showings and still hold directional signs, flyer tubes, information on my listings, screw drivers, toilet paper, flashlight – and umbrellas.
Be ready to show at a moment’s notice. If I’m out with my Buyers on a scheduled tour and we pass your home, we want to see it NOW. Unless one of us drove through your neighborhood previously, we have probably done our searching and scheduling on the internet and don’t yet know about you.
So, if we pass your home and see your welcoming sign rider, we need to fit you in quickly. And, as I encourage my Tulsa home Sellers, “I’d rather you allow your home to be shown with dirty dishes in the sink than to miss the OPPORTUNITY of a showing.” If you text-message, add that also, because I’d rather text-message you from my car than knock on your door.
