Home Sellers – hello – we can’t buy your midtown Tulsa home for sale if you won’t let us see it!
I am working with some hot home buyers right now – they are ready to be in their new home in midtown Tulsa now. They are not tire-kickers, they are not browsing and dreaming — they are serious buyers! I tried to schedule five to six of their favorite homes last Thursday and was turned away from two listings.
One home Seller just couldn’t manage to get her home ready by 3:00pm on Thursday and her Realtor asked if we could rearrange our schedule to come back on Friday. Another home Seller had to leave town unexpectedly for a funeral and asked if we could WAIT FIVE DAYS to see her home for sale.
When I list a property for sale, I usually put in the showing instructions, “Please call Seller for appointment – one hour notice preferred. If no answer, leave message and go show!” Note that our showing instructions say that notice is preferred – not REQUIRED. And, I warn my home Sellers that they may get a call from a Realtor sitting in front of their home with clients in the car and ask my home Sellers to please accommodate the prospective home buyers. Ideally their home will be spotless for every showing, but I’d rather the home be shown with dirty dishes in the sink as opposed to turning potential buyers away.
The end of the story of my hot midtown Tulsa home buyers? They fell in love with one of the homes we DID see on Thursday, and we will NOT be returning to either of the two homes we were unable to see and consider.
