All About Home Showings in Tulsa For Sellers
From scheduling appointments to making sure your home is safe and secure, we make home showings in Tulsa a great experience for you and potential buyers.
Sentrilock Lockbox For Safety and Security
The Sentrilock Lockbox provides a secure way for licensed agents and brokers to show your home to potential buyers. To open the device and retrieve the key, agents use an app installed on their phones. An agent must be a member of the Northeast Oklahoma MLS and be up to date on dues to use the integrated Sentrilock and Showing Time system. The lockbox sends wireless updates to the centralized system, so we can receive notifications like each time the box is opened, the beginning and end of a showing, or an alert for a missing key. We can also issue a one-day code to provide secure, temporary, and trackable access to contractors and home inspectors.

What Happens During Home Showings in Tulsa
First showings usually last 15-20 minutes while the potential buyer looks at basic requirements like the location, how the space is laid out, and if the outdoor spaces meet their needs. Most buyers looking at homes will evaluate how much work a home would require when they move in. That’s why you must take care of all the small repair jobs before you list.
Second and third showings are usually for deciding to buy a particular home or eliminating it from the shortlist. These showings frequently take much longer than the first showings. Give buyers the time to envision how they will live in the home.
When a potential buyer is interested in moving forward, the agent who showed the property often reaches out to the listing agent to ask questions.
Agent Feedback on Our Listings
Feedback for home showings in Tulsa is tricky. Of course, sellers want to know that their home is appreciated, if an offer is coming, or if the buyer has any questions. But there can be downsides to feedback. First, who is it from: the showing agent or the buyer? Which one thinks the home is too small or over-priced?
Next, some buyer agents will use feedback to start the case for an offer by pointing out problems with the house or the price.
On the other hand, some listing agents want feedback to convince a seller to fix a problem or lower the price. It’s a way for a listing agent to avoid preparing a seller for the realities of the market.
Do you want random or newbie agents advising you on how to sell your house?
We ask for feedback after every showing and sometimes we learn something. So, read it, but with a grain of salt; we never rely on other agents to do our job.
