How to Sell a House Anywhere
Listen up home sellers, because I’m going to tell you the formula to sell a house in midtown Tulsa or anywhere. This is about as fool-proof as it gets. Don’t deviate.
The three factors to selling your home are (1) condition; (2) price; and (3) marketing. Period. How much you love your home and the hours you spent landscaping your butterfly sanctuary do not matter.
CONDITION
Prepare your home for sale. In addition to de-cluttering, you’re going to want to clean, power wash, landscape and paint. Some upgrades are worth making – discuss those with your Realtor before pouring money into a project. Your orange Formica kitchen counter tops are not going to appeal to the masses, so replace them before you put your home on the market. If it’s possible to add a powder bath in your small midtown Tulsa home for less than $2,000, do it – an extra toilet is always a plus. Make everything shine. Fresh paint is one investment from which you will always reap a return. Shine the hardwoods, rolls up the rugs, open the curtains – do everything possible to make your home light, bright and inviting.
PRICE
Do not add the amount you paid for your home, then add the cost of your improvements to arrive at your sales price. STUDY the homes comparable to yours in your neighborhood that have sold and the amount per square foot for which they sold. If everyone else’s sold for $175-$180 per square foot, why would someone pay $200 per square foot for yours? Consider the amount of inventory in your price range. If there is a six-month supply of homes on the market, you can either wait six months to sell or you can price competitively from day one and beat your competition.
And of course if your home IS on the market for six months, expect those low-ball offers to come in. Educated Buyers want to know how long your home has been on the market – if they haven’t already discovered that online. If you don’t sell fast, your chances of selling decrease. Extensive days on market decrease the value of your home in the Buyer’s eye. Why should they want it if nobody else has snapped it up?

MARKETING
Consider staging your home, a solid investment in my opinion and ALWAYS provide quality, professional photography. The photos of your home for sale on the Internet are THE deciding factor as to whether a Buyer will consider viewing and considering your home for sale. Use photo captions – that is a missed opportunity many Realtors skip. It’s a great way to keep Buyers looking at your photos and a proper place to point out features they may miss.
Remember that you have one chance to make a good impression. You wouldn’t go on a blind date without putting on make-up or your best dress, so why wouldn’t you spend the time to gussy up your home?
How to sell a house is not rocket science. This formula works the same in midtown Tulsa as it does in south Tulsa, Broken Arrow or Collinsville. Try to remove your emotions and look at your home as the commodity that it is – that’s why it’s FOR SALE.
