You would be surprised how often I am asked, “Lori, how’s the real estate market?” A girlfriend at the Driller’s baseball game asked me that last Saturday night. “It’s great,” I respond!
It’s impossible for me to answer how the real estate market is in a one-sentence answer. I have been very fortunate in selling homes in Florence Park this summer in two and four days on market – for at or slightly below list price. However, I have a listing at 65th & Yale that’s been on the market for almost four months. Even in Tulsa, the real estate market is going to vary from neighborhood to neighborhood, school district to school district.
Midtown Tulsa is my favorite part of Tulsa in which to sell. Properties here appreciate better than in most areas of Tulsa – and they’re easy to sell if they are updated, staged, priced competitively and marketed well.
I am going on a listing appointment tonight in the 54th & Lewis area – and am going to have to tell this client that her home is worth the same as she paid for it six years ago. I haven’t researched to see if she overpaid when she purchased (my guess) or whether that area of town has depreciated in value. But the current comps (comparable sales) are printed in black and white. It’s never fun to be the bearer of this news, but an over-optimistic Realtor can cost a Seller a lot of money in the long run.
So, the real estate market is great in Tulsa – overall. If you would like to know how YOUR neighborhood is doing, shoot me an email or give me a call.
