Market Report Snapshot January 1 – September 28, 2011: Terwilleger Heights, midtown Tulsa
There are currently 21 properties for sale in Terwilleger Heights, with the lowest listed at $257,500 and the highest at $1,195,000; lowest price per square foot is $126 and highest is $314.
Two of the three pending properties are listed above a million dollars – one almost 1.5 million – we won’t know what they sold for until they are closed.
Of the 18 properties that have sold since the first of the year, prices range from $185,600 to $712,500, with the average being $469,044. Average sales price per square foot of those sold is $145. Of course, this data will drastically change once the 3 pending properties have closed.

At this same time last year, the number of homes for sale was 21, so the inventory remains steady. However last year at this same time, only 15 properties had sold and none were pending.
Now, with 18 sold and 3 pending, it appears that the inventory is being absorbed at a higher rate, and that is GOOD NEWS for home sellers in Terwilleger Heights and midtown Tulsa!
