Market Report Swan Lake – Midtown Tulsa Real Estate – Values & Inventory Remain Steady
Fourteen properties listed for sale in Swan Lake range from $124,900 to $549,900 with the average price of $265,575 and average price per square foot of $121.
The three pending properties range from $232,000 to $329,500 list price, but we won’t know what they sold for until they close.
Of the eleven properties closed in the first three quarters of 2011 in Swan Lake, sales prices range from $91,500 to $312,500, with an average price of $172,989. Probably some of the lower priced homes were in disrepair and all but two sold were less than 2000 square feet in size.
Swan Lake’s inventory of homes appears to be a 9-month supply, so home sellers who need to sell quickly must prepare their homes to be move-in ready and price their homes competitively.
Not included in the above figures are a few condos, townhouse and duplex sold in the neighborhood.
Compared to the same time period in 2010, twelve properties had sold with similar statistics. So it would be safe to say that the inventory is still being absorbed at a steady rate and values are holding.
Swan Lake boundaries are 15th Street to the north, 21st Street to the south, Peoria Avenue to the west and Utica to the east. Walking distance to fine dining and shopping, Swan Lake is one of the more revered historical neighborhoods in midtown Tulsa.
