In 2011, 68 midtown Tulsa luxury homes have closed, ranging in price from $410,000 to $1,700,000. Of the 68 closed properties, 23 properties were built after 2000. Teardowns and rebuilds are not always welcome by the traditional midtown home-owners unless they are done in appropriate size and architectural style to fit the neighborhood. Obviously there is a market for them.
With the combination of pending and closed properties, it appears that our active properties represent a one-year inventory.
