Okay, two listings coming up that I want staged. I met with the first Seller before I really started learning/blogging about staging. They agreed to paint and recarpet the rooms I suggested and should be ready to list in another two weeks. What I want to tell them is that staged homes sell for 7% more than homes not staged and in ??? fewer days on market. Do we have stats readily available like this? The didn’t balk at my request to paint and re-carpet, but this is my first “go” at selling a Seller on the ROI of hiring a stager.
Second Seller inherited a home that has challenges and will be vacant. It has a larger lot in a prime midtown location, but no garage. The half bath can not even be considered a half bath, as there is no sink, and it’s in a room with the hot water heater and stackable washer/dryer. I think if we put a little bit of money into it, we could extend a wall, rearrange some plumbing and make a true half-bath in a room NOT shared with the HWH. And, of course, I think it will be easier to sell with furnishings.
So, my question to you is “what’s the short version of my sales pitch to sell my Sellers on home staging?”
I’m sure the home stager can sell herself, if I can just get her foot in the door.
