To Stage or Not to Stage – Tips for Tulsa Home Sellers!
My Sellers withdrew their home from the market during a major renovation and were ready to put their vacant home back on the market. After discussing the benefits of home staging, they agreed to hire a professional home stager.
We wanted to show off their new hardwood flooring, new carpet and fresh paint throughout. Prospective Buyers looking at photos on the internet will feel NO EMOTION when they look at an empty room and try to figure out if it’s an office or bedroom. However, seeing furniture in a room, they are likely to think, “Wow, that’s a large living area!”
It’s not that we can’t describe a room in the photo captions – it’s that the prospective Buyer is going to SEE and FEEL that this home is indeed move-in ready and they can imagine themselves living there. Remember that home selection is a very emotional decision, and our best line of offense in selling your home is to tug at the Buyer’s heart strings.
I asked my photographer to take “before photos” which is what we would have used to market this home without the benefit of home staging. Following are photos of several rooms – both vacant and staged.

If you compare the photos of the vacant house to the photos of the staged Tulsa home for sale, it’s obvious which is more appealing and inviting. Instead of having a prospective Buyer wonder what they would do with the area at the top of the stairs, Cindy placed a small desk, chair and lamp to show this area could be an attractive common area for writing or placing mail.
The items included in the kitchen bookcase call out an area that may otherwise be missed. The same holds true with the Butler’s pantry – an area for storing all those extra items needed for entertaining AND storing wine.
The photos seen on the internet are the greatest determining factor as to whether a prospective Buyer will consider viewing your Tulsa home for sale. Buyers are not moved by photos of vacant rooms and can not visualize all that your home truly has to offer.
