Sometimes, in real estate, it helps to get creative with your descriptions. “Cozy” may mean “small”. “Vintage” could mean “old”. “Needs a little TLC” means “does your child really need to go to college?”. But, sometimes, a “unique home” doesn’t necessarily mean an “unsellable” one. You may have heard the phrase “there’s a lid for every pot”. Well, the same holds true for Tulsa real estate. One buyer’s idea of “no thank you” easily translates to another buyer’s idea of “the one”. You just need to find the right buyer.
Unique Home Obstacles Sellers Face
The House Has a “Past”
Technically, you do not have to disclose if someone passed away on your property in Oklahoma. Even if anyone died from a murder or suicide, the state deems it to be an “immaterial fact”. However, if you know that someone died and the buyer asks you directly about any deaths on the property, you must disclose what you know. State law does not mention anything about paranormal activity on the property, though, even if asked directly.
Location, Location, Location
Another “unique home” feature that some Tulsa sellers face is their location. It’s also something you cannot change or hide. Does your property overlook the freeway? Some buyers may see this as a noise nuisance. Others might see it as easy access. Is your home located on a busy street? Again, a possible noise nuisance. Limit the noise issue with carefully placed trees and a high block wall. Are you located right next to a cemetery? Emphasize the unobstructed sightline (no chance of houses limiting your view) and the quiet neighbors. Look for the positives and play those up as much as possible.
It’s Just Weird
Sometimes, a “unique home” just looks weird. Did you start a renovation project but COVID-19 depleted your funds so you were unable to finish it? Do you have a feature that seemed like a great idea when it was built but doesn’t fit in with today’s aesthetic?
